C Commercial Zone permitted uses. The following uses only shall be permitted in the C Commercial Zone:
Banks.
Barber/beautician.
Churches.
Commercial laundry.
Dance, music and voice studios.
Drive-in restaurants.
Hotel/motel.
Laboratory: medical, dental or optical.
Mortuary.
Offices.
Parking garage, retail, or parking lot, retail.
Photographic studio.
Printing and blueprinting.
Reducing salon/health club.
Restaurant.
Retail stores.
Theaters.
To further the purposes and intent of this chapter and provide for the public health safety and welfare, the area of the Town of Secaucus, exclusive of the area defined on the Official Zoning Map of the Hackensack Meadowlands District, is hereby divided into zones or districts as follows:

The zoning map entitled "Zoning Map, Town of Secaucus, Hudson County, New Jersey," dated April 1987, as it may be amended, is hereby adopted and made a part of this chapter.
Interpretation of boundaries.
Zoning district boundary lines are intended to follow street centerlines, railroad rights-of-way, streams and lot or property lines as they exist on lots of record at the time of enactment of this chapter unless otherwise indicated by dimensions on the Zoning Map. Any dimensions shown shall be in feet and measured horizontally and, when measured from a street, shall be measured from the street right-of-way line even if the centerline of that street is used for the location of a zoning district line. The exact location of any disputed zoning district boundary line shall be determined by the Zoning Board of Adjustment pursuant to N.J.S.A. 40:55D-70b.
Where boundaries are not fixed by dimensions and where they approximately follow lot lines and where they do not scale more than 20 feet distant therefrom, the street centerlines, railroad rights-of-way, streams and lot lines shall be construed to be such boundaries.
Where a zoning district boundary divides a lot, the location of the boundary, unless indicated by dimensions on the Zoning Map, shall be determined by use of the stated scale on the Ma
